Apartment Rental Inspection Checklist for Landlords

One of the most contentious points of a tenant leaving a rental situation is the issue of the security/damages deposit. Tenants, no matter how good or destructive, will always believe that they have left the apartment in as good a condition as when they moved in. In some cases this is true but in most cases, this is not true.

As a landlord, you accept that the apartment will incur some reasonable amount of wear and tear. It is part of living in a place. Walls get dirty. Rugs get stains. But what about issues beyond wear and tear - like a gouge or cigarette burn in the kitchen cabinets. This is where deposit issues get sticky because every tenant is going to tell you that the damage was there when they moved in. And it is easily solved with a little preplanning.

One of the most important things a landlord can do before a tenant moves into an apartment is perform an inspection of the apartment with the tenant. This will give an accurate snapshot of the condition of the apartment on move in date. This list can then be pulled out for a move out inspection to verify condition of items.

A simple comparison of the stated conditions on the list (which can include photographs) Vs actual move out conditions quickly dissolves any tensions over the fate of the damages deposit. And if it ever comes to it, you can take the paperwork to court to prove your case.

The rental checklist below is quite easy to use. Just walk through the apartment with the tenant and make any comments on the various elements that apply to your apartment and then have the tenant sign the document after the inspection.
